Luxury real estate: rare properties on the market in Paris

Filled with must-see iconic locations, museums, churches, theatres, opera houses and more, Paris is on the short list of must-see cities. The Eiffel Tower, the Louvre Museum, the Trocadéro or the Ile Saint-Louis… are magical places, attractions known throughout the world! In the heart of the capital, often hidden and tucked away, discover exceptional apartments, this is luxury real estate in Paris !

Vast private residences, historic villas and magnificent apartments guarantee you great discoveries. Period residences date back centuries and blend with the historic architecture of the city, while contemporary homes offer a more up-to-date take on Parisian living with all the modern conveniences.

Parisian real estate attracts an international clientele

The 4th, 6th, 7th and 16th arrondissements are among the most exclusive residential addresses in Paris. National and international buyers are active players in the luxury real estate market. Clients from Europe, the United States and Asia often invest in city apartments as second homes or as an equity investment with rental income.

The highest prices are achieved here for properties in prime locations in the historic city center and directly on the Seine. The most expensive district is the 6th arrondissement.

What is the price of luxury real estate in Paris?

The prices of these extraordinary goods are often kept secret by agencies specializing in this market.

For example, in 2018, freehold apartments near the Odeon National Theater cost up to 28,000 euros per square meter. The apartments and houses in this part of town date from the second half of the 19th century. They are designed in the typical Haussmann style with light sandstone facades and Parisian balconies. In the legendary artist and literature district of Saint-Germain-des-Près, people are frequently interested in small and medium-sized apartments, which represent the largest share of the market at 50%. Semi-detached houses have sold for up to 25 million euros…

A few neighborhoods in figures

In the 4th arrondissement:

Prices of luxury real estate with views of the city's famous sites such as Notre-Dame have seen their prices soar. In 2018, the entry price for freehold apartments on the Ile de la Cité rose to 15,000 euros per square meter (2017: 14,000 euros). Freehold apartments achieved the highest prices per square meter up to 18,000 euros.

Clients with a particular interest in rare architectural buildings will find plenty to choose from in this neighborhood: high ceilings, exposed beams and light-flooded roofs bring historic charm to luxury real estate while providing a modern twist. This will allow investors to expect a high resale value for their property. To get a view of the latest exclusive offers, use the services of a property hunter in Paris.

In the 7th arrondissement:

Impressive for its grand architecture, splendid avenues and boulevards, the French elite, as well as an international clientele, are drawn to buying a luxury property with a view for the high quality of life and the rich range of cultural offerings.

Freehold apartments in a premium location in Saint-Thomas d’Aquin cost up to 24,000 euros per square meter (2018). Large family apartments with at least three bedrooms are particularly in demand. Homes and mansions have fetched up to 20 million euros in luxury real estate transactions.

In the 16th arrondissement:

It faces the Eiffel Tower on the other side of the Seine. It is the greenest district of Paris. It is sought after by wealthy French families for its peaceful setting and the many renowned schools in the surrounding area. Buyer interest often centers around large three- to four-bedroom apartments.

In 2018, prices per square meter for these freehold apartments increased to 14,000 euros. In the same period, the mansions of the Auteuil district changed hands for no less than 26 million euros…. And since then the prices have only increased!
